Frank Rogers Building Contractors were appointed to deliver a sensitive internal refurbishment at the iconic Victoria Gallery and Museum (VGM), a listed building at the University of Liverpool.
The primary challenge was the nature of the building itself—working on a listed structure required precision, care, and adherence to strict heritage conservation practices. One of the more challenging elements of the project was the high level decorations to the exposed timberwork and plaster bays due to the unique vaulted ceiling and navigation of artifacts at ground level. Further challenges included extensive lime plaster repairs with critical drying times, as well as operating in a live environment without disrupting the daily activities within the museum and university campus.
The scope of works involved internal damp remedial works across nine rooms, requiring the stripping back of ceiling, wall, and floor coverings to address and treat substrate issues before reinstating the original building features. These works included full redecoration, with specific attention to the VGM Art Gallery, as well as the replacement of the air conditioning systems to the Gallery, Works on Paper, and Picture Store. In addition, a new fire alarm system was installed in the Victoria Gallery Art Stores to enhance life safety systems.
To overcome logistical and conservation challenges, the team implemented strategic solutions including clear demarcation and segregation of work areas to maintain public safety, use of bespoke access solutions for the high level works and allowance for sufficient drying periods in the plaster repair works, and the use of dehumidifiers and dust cubes to manage environmental conditions.
The project, valued at £445,000 and delivered over a 22-week period, was completed on programme and to a high specification. The University of Liverpool expressed great satisfaction with the end result, commending the finish and the professionalism of the team throughout the works. The refurbishment not only preserved the historical character of the VGM but also enhanced the functionality, comfort, and safety of this prestigious building for staff, students, and visitors alike.
