The challenge

St Margaret’s Academy required extensive refurbishment works to be delivered during a tight summer holiday programme. The scope included both structural and services modifications across teaching areas and welfare facilities. With only five weeks available before pupils returned, sequencing, resourcing, and safeguarding were critical. Liquidated damages of £2,500 per week underscored the need for timely delivery.

Solution

The solution

Frank Rogers delivered the programme through careful planning, strong stakeholder coordination, and round-the-clock working:

  • Ground floor remodelling – Creation of new male, female, and accessible toilet facilities, with IPS ducting, full-height cubicles, anti-tamper sanitary systems, hygienic wall finishes, non-slip vinyl flooring, and new suspended ceilings.
  • First floor refurbishments – Conversion of classrooms and learning spaces, creation of wellbeing and quiet study areas, ICT and science labs, and upgraded teaching environments.
  • New circulation link – Construction of a corridor connecting stairwells, supporting future expansion and improved student movement.
  • Partitioning & finishes – British Gypsum fire-rated systems (30–60 minutes) with acoustic insulation and severe duty ratings; all penetrations acoustically sealed.
  • M&E integration – New lighting, small power, and containment systems coordinated with the spatial reconfiguration.
  • Compliance & safeguarding – Works undertaken in accordance with CDM 2015, Building Regulations, and the school’s safeguarding policies. Full segregation of construction zones, DBS-checked operatives, and out-of-hours working ensured safety.

The outcome

The project was successfully completed within the five-week programme, delivering:
